Inspections

Through the examination of plans and inspections, we ensure compliance with building standards of the Ontario Building Code and other applicable laws and by-laws.

Inspections are required for a project at each major phase of the construction and are to be conducted by the Building Inspector. The Inspector's duty is to ensure that the project is being carried out according to the Building Code, the Building Permit and the approved building plans.

Inspections can be booked directly in your Cloudpermit building application.

 

 BOOK A BUILDING INSPECTION

Please Note:

  • Inspections can be booked Monday-Friday between 8:00 a.m. and 4:00 p.m.
  • Building inspections will be conducted within 2 business days of the booking request in accordance with Division C, Sentence 1.3.5.3.(1) of the Ontario Building Code. The time period to conduct the inspection commences on the business day after the request was made, excluding weekends and statutory holidays.  
  • If the Building Inspector finds, upon inspection, that some work does not conform to the approved plans or code, they will advise that the situation is to be remedied. If the violation is deemed serious enough, a Building Official may post a stop-work order which may be in effect until the problem is resolved. If work on the project continues without resolution of the problem, legal action may be taken against the builder.

Inspection Report

The inspection report PDF is saved in the workspace's 'Inspections' section after the Inspector completes the requested on-site inspection. You will be notified via email.

Cloudpermit automatically sends an email notification to the applicant when the inspection is complete. The downloadable inspection PDF report will be attached.

Below are examples of inspections that may be required for your project. All required inspections will be listed on Cloudpermit and in your building permit.

Footings: When all forms are in place, before concrete is poured. Column footing forms must be in place. If a drainage layer is employed, the inspection must be before the stone layer is placed.

Backfill: When drainage is complete and any dampproofing or waterproofing is complete. Any required lateral support must be in place. If the location of the drainage disposal is changed from the permit drawings, revised drawings must be provided at the time of inspection.

Plumbing Rough-In: All below slab plumbing when the required tests are on and prior to covering any pipe. The test must be on at the time of inspection

Radon/Other Soil Gasses - Under Slab Air Barrier System: Installation of air barrier system under slab with joints sealed to prevent ingress of radon or soil gas to an acceptable level. Air barrier system is to be continuous and sealed at all locations.

Framing: When all framing is complete and insulation is ready to be installed. If an exterior air barrier is to be employed, it should be installed and complete. 

Air Barrier:  See framing or insulation inspection.

Insulation: Insulation and vapour barrier must be complete. If the air barrier was not complete at the time of the framing inspection, it must now be complete and not covered for inspection. 

Mechanical Rough-In: When the ductwork for heating and ventilation are complete. All ductwork to be taped or sealed. 

Plumbing Final: When all fixtures are installed and operational.

HVAC Final: Certification from the installer must be provided indicating that the HVAC installation is complete in accordance with the permit documents prior to the inspection.

Occupancy: Required before occupancy; a final inspection may also be required if construction or lot grading is incomplete at the time of occupancy.

Final: Completion of interior and exterior construction or demolition has been completed.

  • Please ensure that all work remains exposed until inspected and approved.
  • Printed issued building plans and drawings must be available on site for the Inspector to review.
  • Please provide suitable and safe on-site access for an efficient inspection (stairs and ramps with handrails, no ladders).

Property owners are required to schedule a final inspection upon completion of their project to close their building permit. Open permits may impede future real estate transactions and/or complicate future applications for building permits.
